AUREL is a residential infrastructure on Carrer de Pere IV — quietly anchored in the operational density of Poblenou's 22@ district. The building is organised as a single mass with three vertical articulations, each carrying its own light and circulation logic.
Materials are mineral and Mediterranean: warm concrete, oxidized brass, quarter-sawn oak, lime plaster. Systems — climate, water, energy — are measured and serviceable. Nothing performs. Everything works.
Each unit is organised around a single service spine — kitchen, bath, storage — leaving the daylight perimeter unencumbered. Materials and fittings are consistent across types.
Five programs across two horizons of the building. Each space is sized for its purpose. None of them are marketing.
A 320 m² sky terrace — Mediterranean garden, plunge pool, evening kitchen. Open to residents and a small number of programmed dinners each season.
Sauna, steam, cold plunge, a single treatment room. Surfaces in lime plaster and oak. Bookable in 45-minute increments.
A residents' workroom with soundproofed call booths, fibre uplink, and a quiet library. Spatial simplicity over equipment density.
A discreet ground-floor room for gatherings, book launches, occasional cinema. Catering coordinated by the building.
Three commercial units selected for the neighbourhood — a café, a wine room, a small studio. Curated, not leased to the highest bidder.
Poblenou is Barcelona's working district turned innovation horizon — former factories now hold ateliers, research institutes, restaurants, and quiet residential streets. AUREL sits two blocks from the metro, ten from the Mediterranean.

Poblenou has produced the highest yield-on-quality of any Barcelona district in the last six years — a combined effect of the 22@ knowledge campuses, walkable infrastructure, and a steady shortage of well-built mid-rise housing.
AUREL is positioned for long-hold ownership and selective residential leasing. Materials, systems, and shared programs are specified to age slowly — the building should still be architecturally current in 2046.
Rental demand in 22@ sits 18% above Barcelona average. AUREL units of 60–95 m² are the densest demand band.
The building qualifies for Spain's energy-efficiency tax band, reducing carry cost for owner-occupiers.
Common spaces are run as building operations, not subletting — protecting resale value over time.
